Where To Eat in Puerto Armuelles

There are many restaurants in Puerto Armuelles.

Here are 6 that you may want to check out.

Hutto’s Bar & Grill 

It is part of the Heavenly’s Hotel.  They serve American food.   It is air conditioned.  It is in the San Vicente neighborhood.   It opens around 5 pm.

Las Juanas 

Is next to Hutto’s Bar & Grill.   It is on the water.  They have typical Panamanian food, with an emphasis on seafood. They are open for lunch and dinner.

Don Carlos

You can eat Italian, seafood, and typical Panamanian food here.  It is downtown. It opens around noon and closes around 8.

Don Juan 

Has good seafood, and it is air-conditioned.   It is just down the street from Don Carlos.  It is open 7 days a week from 11 to 11.

Chicken Restaurant 

Serves roast chicken, french fries, patacones (fried plantains), and yucca.  It is a popular place for take out, but you can eat there too.  It is in the Carmen neighborhood.  It is open most evenings.

Pizza Pilo 

Has Italian food, tacos, and Panamanian food.  It is in the Rio Mar neighborhood.  They open around 5 every day, but Sunday.  They are closed Sunday.

Enrique’s

Is a Chinese restaurant with Panamanian food as well.   It is air-conditioned.   It is in the Rio Mar neighborhood.  They are open 7 days a week starting around 11.

Restaurante Luz (or El Rancho)

It is a seafood restaurant.  It is near the Corazon de Jesus neighborhood.  It opens around 5 on weekdays and 11am on weekends.  It is closed on Mondays.  

Restaurante Hermanas Bustos 

It is just down the street from Restaurante Luz.  They serve typical Panamanian food.   Open weekdays from 3- 10ish and Sundays at 11.

Puerto Armuelles Has Distinct Neighborhoods

Most neighborhoods in Puerto Armuelles have a distinctive look and feel.

We have briefly described many of them below. To help you decide which to explore, we have also categorized them beach or non-beach neighborhoods.

Beach Neighborhoods
  • San Vicente – Sleepy urban large lot, neighborhood. Cement housing, not Chiquita housing
  • Carmen – very dense & urban. Next to and west of downtown, mostly duplexes, built by Chiquita for dock workers. Not popular with expats.
  • Punta Nueva – Dense. Next to and east of downtown, a rundown and dicey neighborhood,
  • Rio Mar – A suburban feel.  Big neighborhood with both waterfront and commercial. Water front area is very dense with a warren like feel at times.
  • Pez de Oro – Rural.  Outside of town. A quiet & relaxed feel.
  • Corazon de Jesus -Rural.  About 5 minutes from Pez de Oro.  Small beach neighborhood on a street grid system. Popular with expats
  • Cucuy -Rural.  About 5 minutes further out of town than Corazon de Jesus.  Also a small beach neighborhood on a grid system.
  • Coronado -Rural.  About 5 minutes from Cucuy.  A small beach neighborhood popular with Canadians in particular.  Some of the newest, and most upscale ex-pat owned homes are here.  Although, such homes are also increasing in Corazon de Jesus and Cucuy.

If you don’t need to live at or within 200 yards of the beach, you should check out these neighborhoods.

Not-At-the-Beach Neighborhoods
  • Las Palmas – Suburban feel.  Chiquita built for exclusive use of its executives.  Large lots, quiet, can hear the ocean, lots on hill have ocean view. Unique neighborhood.
  • Altos San Vicente -Suburban feel.  Neighborhood in hills above San Vicente.  Enjoys breezes and views.
  • Returno – a poor Panamanian neighborhood
  • San Jose – Urban feel.  Dense neighborhood of single family homes. Almost no yards. Built by Chiquita.  A nice neighborhood near Romero Grocery store.
  • Los Angles -Suburban feel.  Is further along the main road, going out of town, than San Jose.   A solid neighborhood.  Not built by Chiquita
  • Agua Buenos and more – Rural.  These neighborhoods are behind (and further from beach) from Los Angles.   More rural, non-Chiquita built neighborhoods.

Read This Before You Sign A Purchase or Sale Agreement

Take your time, before you sign

Before you go “under contract” it is important to know your rights and how those rights will change once you sign.

Before you sign you have no responsibility.

After you sign you have to do what the contract says.

Real Estate Agents and Signing

Often you will be working with a realtor when you decide to buy.  So when it comes time to sign on the dotted line, they will push to get you to sign.  And sign now.

You feel pressured.   This could put you at a disadvantage.  But you don’t have to be.

So what do you do?

Take your time.  

Make sure the language of the contract is what you want it to be.

If it is in Spanish, make sure you have a good translator.

Don’t hesitate to change what ever you want or at least ask for it.  If a lawyer, or seller, or buyer won’t change it, make sure you understand why, and are okay with it.

You don’t want to discover that you made a stupid and costly mistakes just because you didn’t want to be the pushy foreigner.

When you are more in control of the contract language and process, you lower your risk.

Due Diligence Period

If you are buying a property, consider extending your due diligence period.  That way you will have more time to research the property.  Of course, no seller will agree to a long due diligence period, that isn’t fair to their interests, but it needs to be long enough for you to adequately investigate potential problems.

Earnest Money

Don’t risk too much earnest money if you can help it.  Put down as little as you can get away with.

Get What You Want

Include language to get what you want.

There are many practical ways to reduce your risk with a contract.

Push for concessions by the seller to see what you can get.  Maybe you want them to leave the hot tub, or clear up an easement issue.   It doesn’t cost you anything to try to add those conditions.

Relationship with Real Estate Agent

We are not saying that real estate agents are bad people.

But you need to understand the reality of your relationship before you sign a contract they are advocating.

Your realtor wants to get paid.

He doesn’t get paid if you don’t sign.  Your real estate agent is looking out for themselves, more than for you.

In Panama, there is no code of ethic for real estate agents and no oversight.  So there is more of a possibility of fraudulent behavior.  Not that there necessarily will be, but it is something you need to keep an eye out for.

Don’t feel that you can pushed into an agreement you are not comfortable with.  Hold your ground.

Most of all, do not sign unless you are ready, comfortable, and confident. signing.

Remax Is Pursuing Erick Jimenez & Property Tropics For Fraud

That Is Erick Jimenez’s Phone Number, But He Is NOT a Remax Agent

There are still Remax signs with Erick Jimenez’s number on them around town.

They have removed most of them, but some still remain.

Misleading Clients

Erick Jimenez has no real estate license, but he wants to give foreigners the impression that he is a Remax agent.

He is smart enough not to lie about it though.

If asked point blank, Erick will admit that he has no real estate license and is not affiliated with Remax.

But I guess enough people don’t ask. Using the Remax sign still give him enough credibility with enough people to make them worth it.

However, once Remax International is done with him, Erick might regret misleading those clients.

PropertyTropics Behind Bars? No, but Erick Jimenez is facing 2 separate counts of real estate fraud in Panama

Currently, Remax’s Foreign Trademark Team is investigating Property Tropics. The foreign trademark team is located in Denver Colorado.

The reason Remax is pursuing PropertyTropic, and not solely Erick Jimenez, is that Erick is an employee of PropertyTropics.

Property Tropics is owned by long-time Florida real estate developer and agent, James “Jimmy” Wellborn.   It is known that Jimmy personally ordered the Remax signs, with Erick’s phone number, made.

Remax is currently working with the local office in Panama to determine the best way to pursue its case against both Erick Jimenez & Property Tropics.

Both Remax of Panama and Remax of the USA unequivically state that PropertyTropics.com was never given permission to use the Remax logo.  In addition, Remax has confirmed that Erick Jimenez is not a recognized Remax agent in Panama, or in any other location.

The Bed and Breakfast is in a house owned by a Puerto Armuelles native, Martha.

Martha spent many years living in New York.  She speaks English well.

Where Is It?

The B & B is located in the Agua Buena (good water) neighborhood.

It is not centrally located but there is a taxi stand in the neighborhood.  It is about 10 minutes from downtown Puerto Armuelles.
